Federal Land creates self-contained community in Manila
Published in Manila Bulletin on June 7, 2010
We choose the city. No matter how we rant about the congestion on its streets or the frantic lifestyle it demands, we still choose to be urban dwellers. We opt to take our chances and compete because we recognize the opportunities and conveniences the city offers.
We choose its asphalt and cement roads, its towering concrete and glass structures, and its blinding lights. We choose the metro’s chaos. But we ache for green.
The “green factor”, in fact, is an important factor in today’s living. We long for that refreshing air of verdant and spacious greenery; we aspire for a relaxing home environment that takes us away from the indifference of the workplace; and we yearn for a sanctuary – our own little everyday getaway.
These are the words of the complex market that motivated Federal Land to create the Peninsula Garden Midtown Homes.
Set on an expanse in the historic district of Paco in the city of Manila, this enclosed, self-contained community of mid-rise residential buildings aims to redefine modern condominium living.
Peninsula Garden Midtown Homes recently held its first concrete pouring ceremony and showroom blessing attended by officials of Federal Land Inc. led by general manager, Jose Mari Banzon, and first vice president, Dennis Lim.
Two of the model units, designed by interior designer Grace Milan, were aptly titled “Modern Sense” and “The Garden Breeze”.
For the “Modern Sense” theme done on a 57.5-sqm, two-bedroom unit, Milan utilized red, black and white for its color schemes. The unit is geared for start-up couples, who would likely want a unit that’s close to their work place and schools for their children.
For the Garden Breeze theme, Milan blended espresso and vanilla, plus accents of pea green as color schemes for a 75-sqm two-bedroom corner unit. It featured a perfect setup of vintage furniture and accessories, and is seen as an ideal setup for homemakers who love to do the arranging of the interiors of the house.
This project is characterized by modern Asian architecture that incorporates the elements of nature into its overall design. It is located along Peñafrancia extension in Paco, Manila and is easily accessible via major thoroughfares such as President Quirino Ave., PM Guanzon St. (formerly Otis Road), and the South Super Highway.
The charming district of Paco is relatively untouched. It lies on the “quiet side” of the metropolis, detached from the hectic vibe of its neighboring districts in downtown Manila. Yet, Paco is virtually encircled by top educational institutions, medical and health facilities, as well as commercial and entertainment centers. It is also only minutes away from the Makati Central Business District. This location brings homeowners within easy reach of city convenience, but isolated enough for a tranquil family-friendly home environment.
The eight residential buildings are interspersed with manicured gardens, rows of lush flora, and soothing water elements. The entire property is bordered by waters, which, according to feng shui advocates, is considered to bring good fortune to its residents.
The development offers modern amenities and facilities that ensure homeowners an active lifestyle without leaving the property’s premises. The courtyard features a swimming pool, children’s pool, children’s play area, gazebo, jogging path and promenade, a meditation garden and a basketball court.
Indoor recreational facilities include the clubhouse, multi-purpose hall and function room, fitness center, day care center, and an indoor game room. Privacy and security are also guaranteed. The whole property is surrounded by a perimeter fence which is shored up by a well-lighted gated entrance and roving security personnel. Meanwhile, intercom and closed circuit television systems are utilized to secure the buildings.
Federal Land is currently undergoing development of the project’s initial phase. Construction is expected to be completed by 2011.
